REASONS TO OPPOSE THIS DEVELOPMENT

1. The site is not allocated within the Ashford Borough Council Local Plan

2. The development would destroy Unimproved Grassland, a rare habitat

3. Tenterden has hundreds of properties to be built which already have planning permission - we are taking our fair share of development in the borough.

4. Large established trees would be removed impacting on the environment and those species reliant on these trees. This contravenes ENV1.

5. Tenterden Town Council object to developing this site due to the extensive development taking place locally.

6. 15 Red List birds have been recorded on Limes Land which is being ignored by Wates, together with other declining/protected species. The number of amphibians and reptiles on the site is of COUNTY IMPORTANCE.

7. KCC have recorded and recognised that The Gallows stood on Limes Land. This historical feature is being ignored by Wates.

8. The proposal is in direct conflict with environmental policies within the ABC Local Plan, particularly ENV 1, ENV 3a, ENV3b, ENV5, ENV13 and also conflicts with SP1 and SP2 of the Local Plan.

10. The development would negatively impact on the Dark Skies area. 250 houses will generate a huge amount of light, despite what Wates say.

11. Wates are ignoring the Dowry of 1822 stating that the land should not be ploughed.

12. The proposed development would devastate the landscape which is part of the LCA23 - Local Character Area - Woodchurch Undulating Farmlands .

14. The proposals for football pitches would mean that Tenterden would be taking the borough quota for 5 aside pitches and 7 aside pitches - this is without taking into account the proposed pitches at Smallhythe Road.  Hundreds of people would therefore be travelling from Ashford to Tenterden to use these pitches as there would be a shortage of pitches in Ashford.  This does not make sense.
